Crew Property Management Case Study - Landlord Saves Thousands on Depreciation Expense

Crew Commercial recently transferred two new properties into their commercial property management business. The two properties in Southport were both purchased via Crew Commercial by a couple looking to supplement their retirement income. Crew Management were quick to identify the investors needs and long-term goals for the commercial property assets.

Our manager liaised with the couple, in conjunction with taxation advice from their Melbourne based accountant regarding the potential benefits of depreciation schedules on newly built assets and how this may be used as an expense against their yearly income on the assets. Crew Management also led discussion with the commercial property owners and their accountant on how this may impact on any future sale of the asset, to ensure the clients were receiving correct advice from their licensed accountant.

Client 1 has now received a depreciation expense claim (deduction) of up to $10,874 (diminishing value method) in FY22/23 period and the schedule will last 10 years for her future projected income on the site. Total allowance being $280,293.15 over 10 year period.

Client 2 has now received a depreciation expense claim (deduction) of up to $16,560 (diminishing value method) in FY22/23 period and the schedule will last 10 years for his future projected income on the site. Total allowance being $500,550.39 over 10 year period.
