Letter of Offer - Sale

A letter of offer is the quickest way to put your interest in a property formally in front of the owner. It sets out your price and key terms so the owner can consider your position and respond. Here is how the process works and how to put your best foot forward.

What Happens Next

1. Your offer is presented

The listing agent presents your offer to the owner and comes back to you with their response, whether that is an acceptance, a counter offer or a request for clarification.

2. Terms are negotiated

Price, deposit, settlement timeframe and any conditions are worked through until both parties are aligned. Your agent keeps you informed at every step.

3. Contracts are prepared

Once terms are agreed, a standard contract of sale approved by the Queensland Law Society is prepared, and we recommend engaging your solicitor at this point. Buyers also complete identity verification under Australia's AML requirements, which we make quick and secure.

Making a Strong Offer

Price matters, but owners weigh the whole package. Offers tend to be received more favourably when they include:

  • A meaningful deposit that demonstrates commitment
  • Clear, realistic settlement timeframes
  • Minimal conditions, with sensible periods for finance and due diligence where needed
  • Evidence you are ready to proceed, such as finance pre-approval

If you would like guidance on structuring your offer before submitting, the listing agent is the best person to talk to.
