Protecting Your Asset

Commercial Property Management - Brisbane, Gold Coast & Northern NSW

Gold Coast Commercial Property Management That Adds Value

Crew Commercial manages assets for owners who want better protection, better communication and fewer surprises. Crew Property Management, our dedicated management business, manages more than 200 tenancies across the Gold Coast, Brisbane and Northern NSW, with a particular strength in industrial property alongside office and retail premises. Behind it sits the market knowledge of the agency that sells and leases more commercial property across the markets we operate in than any other agency.

This is a professional discipline, not an admin task, and our team treats it that way. It shows in the make up of our rent roll: the majority of our clients are high net worth, multi asset owners. They choose Crew Property Management for the confidence that every matter is being handled correctly, from lease administration and rent collection to maintenance and day-to-day tenant management.

The Experts at Managing Your Assets

Our clients want to know the asset is protected, the tenant is being managed properly, and the right people are across the details. They want a trusted adviser before decisions are made, not after problems appear. That is exactly the role Crew Commercial is built to play, with the leasing evidence of our Gold Coast and Brisbane sales teams behind every rent review and lease negotiation. Because our agents are transacting every week, we hold the most up-to-date market income evidence available, and it feeds directly into our market reviews: your asset stays in line with market rents, and you are the first to know when the market moves.

Much of our growth has come from referral: clients recommending us to owners dissatisfied with their current provider, who then become our strongest advocates. And the benefit runs both ways. Tenants in a Crew Property Management building know that requests are answered, maintenance is actioned and matters are handled professionally. Well managed tenants stay longer, and that is exactly what protects an owner's income.

Commercial Property Management FAQs

How much does commercial property management cost on the Gold Coast?

Commercial property management fees on the Gold Coast are typically charged as a percentage of the rental income, and the rate varies with the size of the property, the number of tenancies and the complexity of the lease arrangements. A single tenancy warehouse is a very different management task to a multi tenancy retail centre. The best way to get an accurate figure is to have your property assessed, and we are happy to provide a management proposal with clear, itemised fees for your specific asset.

What does a commercial property manager do?

A commercial property manager collects rent and follows up arrears, administers the lease and its key dates such as rent reviews and options, reconciles and recovers outgoings, coordinates maintenance and contractors, carries out routine inspections, manages the tenant relationship day to day, and reports to the owner. Done well, it protects both the income and the long term value of the asset while removing the workload from the owner.

What types of property does Crew Commercial manage?

We manage more than 200 tenancies across the Gold Coast, Brisbane and Northern New South Wales, and industrial property is our core strength: warehouses and factories, strata industrial units and hardstand yards, together with office suites and buildings, retail shops and mixed use premises. Because our sales and leasing teams transact these same property types every week, our management advice on rent reviews, lease renewals and tenant selection is grounded in current market evidence rather than guesswork.

Are property management fees recoverable from the tenant?

In most commercial leases, yes. Property management fees are usually recoverable as an outgoing paid by the tenant, subject to the terms of the lease, which often means professional management costs the owner far less than expected. Retail shop leases in Queensland have specific disclosure requirements for outgoings, so the lease and disclosure documents need to be prepared correctly. We review the lease position for every property we take on and structure recoveries properly from day one.

How do I switch to a new commercial property manager?

Switching is usually simpler than owners expect, and we can handle the whole process for you. We advise your current property manager of the change and coordinate the transfer of lease documents, tenant records, bonds, keys, financial records and contractor arrangements. We also contact governing bodies such as the council to redirect rates notices and correspondence. Nothing falls through the cracks, and your tenants experience a seamless transition. Talk to our team and we will review your current agreement and map out the steps.

How do you find and qualify tenants for my property?

Leasing of our managed properties is handled by the sales and leasing agents from Crew Commercial. That means vacancies are filled through the same engine that drives the most active leasing business in our markets: targeted marketing, our database of buyers and tenants, and the live enquiry generated across the Gold Coast, Brisbane and Northern NSW. Every prospective tenant is qualified on their business, references and capacity to meet the lease obligations, because the right tenant matters more to long term performance than the fastest one.
